This Listing & Content Policy (“Policy”) governs property listings, photographs, descriptions, profile information, messages, reports, and other content submitted, uploaded, displayed, transmitted, or otherwise made available through the GharKhoj mobile application, website, and related services (“GharKhoj” or the “Services”).

This Policy forms part of and should be read together with the GharKhoj Terms of Use, Privacy Policy, Safety & Disclaimer, and other applicable policies.

By posting or submitting content through GharKhoj, you agree to comply with this Policy.

1. Purpose of This Policy

GharKhoj is intended to help people discover and list genuine residential rental opportunities.

Our goal is to maintain a platform where listings are:

  • genuine;
  • reasonably accurate;
  • current;
  • lawful;
  • useful to property seekers;
  • posted by persons with appropriate authority; and
  • free from fraud, deception, abuse, and prohibited content.

Users are responsible for the content they submit. GharKhoj may moderate content and take action where reasonably necessary to enforce this Policy, protect users, maintain platform integrity, or comply with applicable law.

2. Who May Post a Property

A user may post a property only if they have a legitimate and lawful basis to advertise it. This may include, depending on the circumstances:

  • the property owner;
  • a landlord;
  • a person lawfully authorized by the owner or landlord;
  • an authorized property manager or representative; or
  • another person who has lawful authority to offer or advertise the property.

You must not list a property merely because you know its address, have photographs of it, saw it advertised elsewhere, or believe it may be available. By submitting a listing, you represent that you have sufficient authority to advertise the property.

GharKhoj may request clarification, information, or supporting evidence where reasonably necessary to investigate suspected fraud, impersonation, unauthorized listings, or disputes.

3. Listing Accuracy

Information in a listing must be materially accurate to the best of the lister’s knowledge. This includes information concerning:

  • property type;
  • rent;
  • security deposit;
  • city & locality;
  • availability;
  • furnishing status;
  • rooms & bathrooms;
  • parking & utilities;
  • amenities & condition;
  • clear photographs;
  • description.

You must not intentionally omit or manipulate important information in a way that materially misleads property seekers. Minor mistakes should be corrected promptly when discovered.

4. Genuine Availability

Only properties genuinely available or reasonably expected to be available for the stated rental purpose should be listed. You must not:

  • advertise a property that does not exist;
  • knowingly advertise a property that is no longer available;
  • use an unavailable property merely to attract enquiries for another property;
  • intentionally keep a rented property listed as available to generate leads;
  • create fictitious inventory; or
  • falsely represent availability.

Where GharKhoj provides a Mark as Rented, deactivate, delete, or similar feature, listers should use it promptly when the property is no longer available. GharKhoj may mark, restrict, archive, or remove listings that appear stale, unavailable, misleading, or repeatedly reported as already rented.

5. Rent and Pricing Information

Rent and other charges stated in a listing must not be intentionally misleading. A lister must not:

  • advertise an artificially low rent solely to attract enquiries when the property is not actually offered at that amount;
  • conceal mandatory charges in a deliberately deceptive manner;
  • advertise one price and systematically demand a materially different price merely to bait users;
  • falsely describe refundable and non-refundable amounts; or
  • misrepresent deposits, maintenance charges, brokerage, or other material costs.

Users should confirm all financial terms independently before entering into any rental arrangement.

6. Property Photographs

Photographs should genuinely relate to the property being advertised. You must not upload:

  • photographs of an unrelated property or stolen photographs;
  • copyrighted images you are not authorized to use;
  • images intentionally designed to misrepresent the property;
  • images falsely depicting facilities or features that do not exist;
  • screenshots of another platform’s listing presented as your own;
  • images containing unlawful material, identity documents, or banking information;
  • passwords, OTPs, or credentials.

Reasonable editing for brightness, cropping, orientation, or image quality is generally acceptable provided it does not materially misrepresent the property.

7. AI-Generated, Digitally Altered and Manipulated Content

Users must not use artificial intelligence, image generation, image editing, virtual staging, or other digital manipulation to materially deceive users about a property. For example, you must not use manipulated content to falsely: create rooms or spaces that do not exist, hide major defects, materially change the physical condition of a property, or show furniture as included when that representation is misleading.

If digitally generated or materially altered content is used in a context where disclosure is necessary, it must be clearly identified. GharKhoj may require labeling, restrict, or remove synthetic or manipulated content to prevent deception.

8. Duplicate and Spam Listings

Users must not intentionally flood GharKhoj with duplicate or substantially identical listings. Prohibited practices include:

  • repeatedly posting the same property to dominate search results;
  • creating multiple accounts to repost identical properties;
  • making trivial changes solely to bypass duplicate detection;
  • repeatedly deleting and reposting a listing solely to manipulate ranking; or
  • posting mass irrelevant content.

GharKhoj may merge, de-rank, restrict, archive, or remove duplicate or spam listings.

9. Fake and Fraudulent Listings

Fake or fraudulent listings are strictly prohibited. Examples include:

  • listing a property that does not exist or pretending to own it without authority;
  • impersonating an owner or landlord;
  • using stolen property photographs or fabricating rental opportunities;
  • using a listing to collect fraudulent advance payments or token scams;
  • phishing for personal/financial info or intentionally providing false contact details; or
  • directing users to fraudulent websites or payment channels.

GharKhoj may immediately restrict or remove suspected fraudulent content and suspend associated accounts. Where legally required, information may be preserved or disclosed to competent authorities.

10. Advance Payments and Token Scams

GharKhoj users should exercise particular caution regarding requests for advance payments. Listers must not falsely claim that a payment is required by GharKhoj. Unless GharKhoj expressly introduces an official payment feature, GharKhoj does not collect rental deposits, booking tokens, rent, or reservation payments on behalf of listers.

Users must not falsely state: “Pay GharKhoj to reserve this property” or “GharKhoj guarantees this deposit.” Property seekers should independently verify the property, lister, authority, and payment recipient before transferring money.

11. Unauthorized Brokerage or Misrepresentation

Users must accurately represent their role in relation to a property. A person must not falsely claim to be the property owner, the landlord, an authorized representative, a verified agent, or otherwise officially associated with GharKhoj. Display of a listing does not make the lister an employee, representative, or partner of GharKhoj.

12. Prohibited Property or Transaction Content

Users must not use GharKhoj to advertise or facilitate properties/transactions that are unlawful to advertise or rent, fraudulent possession, forged documents, illegal commercial activities disguised as residential rentals, criminal activity, or any transaction prohibited by law.

13. Discriminatory and Unlawful Content

Users must comply with applicable Indian law when creating listings and selecting occupants. Listings, profiles, or messages must not contain unlawful discriminatory content, unlawful exclusionary conditions, targeted harassment, hate speech, or abusive statements.

14. Illegal, Harmful and Prohibited Content

Users must not post, upload, transmit, or share content through GharKhoj that belongs to another person without right, is defamatory, is obscene, invades privacy unlawfully, infringes intellectual property, contains malware, or threatens the unity, integrity, defense, security, or sovereignty of India or public order.

15. Personal Information in Listings

Users should minimize personal information included in public listings. Do not place Aadhaar numbers, PAN numbers, passport details, bank-account details, OTPs, or passwords in descriptions or images. Use the designated contact fields instead.

16. Contact Information and Privacy

Contact details obtained through GharKhoj may only be used for legitimate communication relating to a property enquiry. Users must not scrape phone numbers, create unauthorized marketing databases, sell contact details, send unrelated promotional messages, or harass users.

17. Chat and Communication Rules

Users must communicate respectfully and lawfully. GharKhoj Chat must not be used for threats, harassment, scams, phishing, malware, or requesting credentials. Never share passwords, OTPs, card PINs, or banking credentials through Chat.

18. Intellectual Property

You must have the necessary rights to content you upload. You must not upload copyrighted photos or proprietary listing content from other platforms without permission. Rights holders may submit complaints through GharKhoj's grievance desk.

19. Impersonation

Users must not impersonate another individual, property owner, landlord, agent, government authority, or GharKhoj staff for deceptive, fraudulent, or unlawful purposes. Accounts or listings involving impersonation may be restricted immediately.

20. "Signed in with Google" and Verification Claims

Where GharKhoj displays “Signed in with Google”, this means only that the account used a supported Google authentication process. It does not imply that GharKhoj or Google has verified KYC status, ownership, or authority of the lister, or that GharKhoj guarantees the listing.

21. No False GharKhoj Endorsement

Users must not state or imply that GharKhoj guarantees their property, has verified ownership when it has not, recommends them personally, or guarantees a rental transaction.

22. Reporting a Listing

GharKhoj provides in-app tools allowing users to report listings. Submit reports in good faith. Do not file false or malicious reports to harm another user. A report does not automatically prove a violation.

23. Complaints Outside the In-App Reporting Tool

24. GharKhoj Moderation

GharKhoj may use manual, automated, or combined moderation measures. Action taken can include warning users, content restriction, listing removal, account suspension, or reporting to authorities where legally required.

25. Emergency and Serious Harm

If content or conduct involves an immediate threat to life, safety, or criminal activity, contact the appropriate police, cybercrime, or emergency service. GharKhoj's reporting system is not a substitute for emergency services.

26. Government, Court and Legal Orders

GharKhoj may remove, restrict, or disclose information where required by applicable law, valid court orders, or directions from competent government authorities.

27. Repeat Violations

Repeated or serious violations (such as fake listings, scams, or evading prior enforcement) will result in account suspension or termination.

28. Removal Does Not Determine Legal Rights

GharKhoj’s decision to remove, restrict, or restore content is a platform moderation decision. It does not constitute a legal determination regarding property ownership, tenancy rights, or civil/criminal liability between users. Such disputes must be resolved between the relevant parties or through competent legal authorities.
