Welcome to GharKhoj.

These Terms of Use (“Terms”) govern your access to and use of the GharKhoj mobile application, website, and related services (collectively, the “Services”).

For purposes of these Terms, “GharKhoj,” “we,” “us,” or “our” refers to the GharKhoj service and its operator, as applicable.

By accessing or using GharKhoj, creating an account, posting a property, contacting another user, or otherwise using the Services, you agree to be bound by these Terms, our Privacy Policy, Listing & Content Policy, and other policies made applicable to the Services.

If you do not agree with these Terms, you should not use the Services.

1. About GharKhoj

GharKhoj is a technology platform intended to help users:

• discover residential properties offered for rent;
• publish rental-property listings;
• search and filter available listings;
• communicate with property listers or prospective occupants;
• initiate contact through available Call or Chat functionality; and
• access other property-discovery features offered through the platform.

Unless expressly stated otherwise for a particular service, GharKhoj is not the owner, landlord, tenant, real-estate broker, property manager, legal representative, guarantor, or party to any rental transaction between users.

GharKhoj primarily provides technology that enables users to discover and communicate with one another.

2. No Brokerage or Agency Relationship

Unless GharKhoj expressly enters into a separate written arrangement stating otherwise, use of the Services does not create:

• a broker-client relationship;
• landlord-tenant relationship;
• agency relationship;
• partnership;
• joint venture;
• employment relationship; or
• fiduciary relationship

between GharKhoj and any user.

GharKhoj does not negotiate rental agreements on behalf of users merely by displaying a listing or enabling communication. Users are responsible for independently negotiating and documenting any rental arrangement.

3. Eligibility

You must be at least 18 years old and legally capable of entering into a binding agreement under applicable law to create an account or use GharKhoj’s interactive account-based services.

By creating an account, posting a listing, initiating private communication, or using account-based contact functionality, you represent that you meet these eligibility requirements. GharKhoj may suspend or terminate accounts reasonably believed to violate eligibility requirements.

4. User Accounts

Certain features may require an account. You agree to:

• provide accurate and reasonably current information;
• maintain the security of your account and device;
• not impersonate another person;
• not create accounts for fraudulent or unlawful purposes;
• not sell, transfer, or misuse accounts; and
• promptly notify GharKhoj if you reasonably suspect unauthorized account access.

You are responsible for activities carried out through your account to the extent permitted by applicable law. GharKhoj may restrict, suspend, or terminate accounts that violate these Terms or create material security, fraud, legal, or safety risks.

5. Authentication and Verification

GharKhoj may support authentication methods such as Google Sign-In.

A user who has successfully authenticated using Google may be identified in the interface with wording such as: “Signed in with Google.”

Such authentication indicates only the authentication method used. It does not, by itself, mean that GharKhoj or Google has verified:

• the person’s government-issued identity;
• KYC status;
• ownership of a property;
• authority to rent or sublet a property;
• accuracy of a property listing;
• criminal or financial background;
• trustworthiness; or
• authenticity of documents supplied outside the platform.

Similarly, a mobile phone number manually provided to GharKhoj should not be considered OTP-verified unless GharKhoj expressly states that a verification process has been successfully completed. GharKhoj may introduce additional verification mechanisms in the future and will describe their scope appropriately.

6. Property Listings

Users who post properties (“Listers”) are responsible for the listings and information they submit. By posting a listing, you represent that:

• you have a lawful basis and sufficient authority to advertise the property;
• the information you provide is materially accurate to the best of your knowledge;
• photographs reasonably represent the property being offered;
• you will not intentionally misrepresent rent, location, availability, property condition, amenities, ownership, or other material facts;
• you have the necessary rights or permissions for uploaded photographs and content;
• the listing does not violate applicable law or third-party rights; and
• you will update, mark as rented, or remove the listing when it is no longer genuinely available, where the relevant functionality is provided.

GharKhoj may review, restrict, reject, remove, de-rank, or suspend listings where reasonably necessary to enforce platform rules, respond to reports, comply with law, prevent fraud, or protect users. Publication of a listing does not constitute endorsement or verification by GharKhoj.

7. User-Generated Content

“User Content” includes property listings, descriptions, photographs, profile information, messages, reports, and other content submitted through the Services. You retain whatever ownership rights you lawfully hold in your User Content.

By submitting User Content to GharKhoj, you grant GharKhoj a non-exclusive, worldwide, royalty-free licence, for as long as reasonably necessary in connection with the Services, to host, store, reproduce, process, format, transmit, display, distribute, cache, and technically adapt that content for operations, listing displays, moderation, and safety features. This licence does not transfer ownership of your User Content to GharKhoj. You must not upload content you do not have the legal right to use.

8. Prohibited Listings and Conduct

You must not use GharKhoj to:

• publish fake, fraudulent, deceptive, or materially misleading property listings;
• list a property without lawful authority;
• impersonate another person or entity;
• misrepresent ownership or authority over property;
• upload stolen or unauthorized photographs;
• intentionally provide materially false rent, location, availability, or property information;
• demand money through fraudulent pretences;
• engage in phishing, scams, identity theft, or financial fraud;
• harass, threaten, stalk, intimidate, or abuse another user;
• send spam or unsolicited commercial messages;
• scrape or systematically harvest listings, phone numbers, user information, or other platform data without authorization;
• sell or misuse users’ contact information;
• upload malware or malicious code;
• interfere with GharKhoj’s security or infrastructure;
• attempt unauthorized access to accounts, databases, APIs, or administrative systems;
• use automated systems in a manner that materially harms or overloads the Services;
• post unlawful, infringing, defamatory, obscene, exploitative, or otherwise prohibited content;
• use AI-generated, altered, or manipulated content in a deceptive manner or contrary to applicable law or platform policy; or
• use GharKhoj for any unlawful purpose.

GharKhoj may take proportionate action against violations, including warning, content restriction, listing removal, account suspension, account termination, or reporting matters to appropriate authorities where legally required or reasonably necessary.

The current Indian intermediary framework requires intermediaries to publish applicable rules and inform users about prohibited categories of information and due-diligence requirements; GharKhoj’s policies should be administered consistently with the rules applicable to its service.

9. Property Verification

Unless a listing expressly states that a specific verification check has been performed and clearly explains its scope, GharKhoj does not guarantee that a property or listing has been independently verified. Users should independently verify the physical condition, owner documentation, utility bills, rent, and legal aspects before entering into transactions.

10. Property Visits and Personal Safety

Users are responsible for exercising reasonable caution when meeting people or visiting properties discovered through GharKhoj. Avoid paying advance viewing charges or token money before physically inspecting the property. GharKhoj does not supervise physical meetings between users.

11. Payments, Deposits and Financial Transactions

GharKhoj currently does not operate a payment gateway for rental payments, security deposits, booking tokens, or property transactions. Any exchange of money is done outside the platform. Verify recipients and avoid suspicious requests for advance payments.

12. Calls and Contact Information

Contact information obtained through GharKhoj may be used only for legitimate purposes connected with the relevant property enquiry. Users must not use such information for spam, harassment, marketing, or other unauthorized databases.

13. Chat and User Communications

Users are responsible for their communications. Do not send spam, malware, phishing links, or harass others. Never share passwords, OTPs, or financial credentials in the chat.

14. Reports, Moderation and Complaints

Users can report listings (e.g. fake listings, already rented). GharKhoj will review reports for moderation and safety, but reporting does not guarantee immediate removal. Do not submit false or malicious reports.

15. No Guarantee of Availability or Successful Rental

GharKhoj does not guarantee that every listing is available or accurate, that users will receive responses, or that properties will meet expectations.

16. Free Services and Future Paid Features

Core services remain free. GharKhoj may introduce premium or paid listing features in the future, subject to clear pricing and notice. We will not charge users retroactively.

17. Advertisements

GharKhoj may display ads (e.g., through Google AdMob). Advertisements do not imply endorsement or warranty by GharKhoj.

18. Third-Party Services and Links

GharKhoj is not responsible for the privacy practices of external third-party services linked from our platform.

19. Intellectual Property

GharKhoj proprietary graphics, software, compilation, and branding are protected by intellectual property laws. You may not copy, reverse engineer, or commercially exploit platform assets without authorization.

20. Copyright and Third-Party Rights

If you believe content on GharKhoj infringes your rights, please submit a detailed complaint to our grievance contact.

21. Suspension, Removal and Termination

GharKhoj may restrict content or suspend/terminate accounts for policy violations, security threats, harassment, or unlawful acts. You may stop using the services at any time.

22. Account Deletion

Users may request deletion through in-app menus or our data deletion webpage. Limited data may be retained for security, legal audits, or fraud prevention as detailed in our Privacy Policy.

23. Privacy

Use of services is subject to our Privacy Policy. India's DPDP Act and DPDP Rules (notified in November 2025) form part of the statutory framework for data processing on our platform.

24. Disclaimer of Warranties

Services are provided on an "as available" basis without warranties beyond those that cannot legally be excluded under applicable law.

25. Limitation of Liability

To the maximum extent permitted by law, GharKhoj is not liable for losses arising from independent transactions, meetings, or contracts negotiated outside the platform. This clause should not be interpreted as eliminating statutory consumer, privacy, intermediary, or other rights that cannot be lawfully waived under applicable law.
